Our standard home watch service is provided weekly or bi-weekly and includes the following:
Check security System (if installed).
Check all doors, windows and sliders to ensure they are locked and secure.
Adjust timers on lights to different times or move them to other lights.
Run all faucets and flush toilets to eliminate stagnant water forming in the lines.
Run dishwasher and garbage disposal to prevent seals drying.
Check refrigerator, water heater, pool pumps and other appliances for normal operation.
Check indoor temperature and humidity for each A/C zone, A/C and humidistat monitoring.
Visual check for pests/insect infestations.
Check ceilings for any evidence of water damage or leakage.
Check all cabinets, closets and accessible storage areas for dampness or mildew.
Water potted plants indoors and/or outdoors.
Dispose of flyers, newspapers left on driveway, collect and forward your mail on a monthly basis. (Postage & trip fees apply – 1 post office trip per month included)
Start up car(s) and let run for 5-10 minutes.
Monitor your lawn care, pest control, and landscaping and pool care service providers and report their performance to you.
In-town contact person for alarm service.
Also; as needed, we will arrange to await deliveries or oversee contractors you have hired for projects.
This is our basic service for homeowners who wish to contract and pay separately for their own services (such as mowing, pool*, pest control, etc.) but still want the peace of mind knowing that their property is being carefully monitored in their absence.
*We recommend that you leave the main water supply off at all times. Since pool services at times need to add water to your pool we co-ordinate our visits around your pool service visits, so either they or we can switch the main water off thus protecting your home from possible water damage.

The cost of the above services varies depending upon the individual requirements of the homeowner. We are pleased to recommend service providers in each of these businesses. These are licensed and insured companies we know, trust, & use ourselves.
We offer a service that can save owners who rent out their home for seasonal/vacation rental a bundle. If you market your home personally on websites such as www.vrbo.com or www.homeaway.com.and are willing to handle your renter’s inquiries about the rental home, the service we provide is very economical. For just $30.00 per visit ($60 monthly minimum applies) we will visit your home to assess the condition after renters check out, do a general house check during non-rental periods or meet other service providers needing interior access as needed. We are your in-town contact for whatever needs arise.
If you are just jumping into the seasonal rental market we can also arrange for services listed under our add-on services, such as pool service and grass cutting. We are also happy to assist you in getting your house renter ready – please inquire for details. We can help co-ordinate all maintenance matters of the property as outlined above and be your in-town contact person for your renters as well as arranging for cleaning the house after renters check out.
